How We Create Certainty
Grove General provides commercial construction services with a focus on value creation before mobilization and disciplined execution after it. Every service we offer is built around the same goal: resolve ambiguity early, prepare the project for controlled delivery, and execute with accountability.
Preconstruction & Scope Definition
This is where Grove General creates the most value — and where most contractors show up too late.
We use a cost-code and specification review process to derive the full build requirement, not just what is explicitly shown on the plans. That means identifying missing scope, flagging design gaps, and circling back with the design team before those gaps become field problems.
We also pressure-test drawings for coordination issues, constructability problems, and practical execution challenges — drawing on deep design-build experience to find the issues that look fine on paper but create chaos in the field.
The result is a project that enters construction with cleaner scope, tighter pricing, fewer exclusions, and a delivery plan that was built around real conditions — not optimistic assumptions.
Preconstruction services include: preliminary budgeting, conceptual estimating, constructability review, scope development, value analysis, early trade coordination, subcontractor scope alignment, and risk identification.
Ground-Up Commercial Construction
Grove General delivers ground-up commercial projects with the same preconstruction discipline that defines our planning work. We manage every phase of execution — subcontractor coordination, schedule management, procurement sequencing, quality oversight, and closeout — with structure and accountability.
Our ground-up experience spans retail pads, restaurant buildings, medical office, and commercial standalone construction. We are especially well-suited for clients with repeatable project types who benefit from systems, consistency, and a contractor who learns from each project and applies it to the next.

Tenant Improvements
Commercial tenant improvement projects move fast and have little tolerance for scope gaps or coordination failures. Grove General manages TI projects with the same early-involvement approach we bring to larger work — defining scope clearly, sequencing trades intelligently, and keeping the project moving toward occupancy without unnecessary disruption.
Our TI experience includes retail, restaurant, medical office, and commercial build-outs for regional and national clients.
Long-Lead Planning & Procurement
Schedule failures are rarely surprises. They are almost always the result of procurement decisions that were made too late — or not made at all until the field was already waiting.
Grove General tracks long-lead equipment and materials from the beginning of every project. We align procurement with the delivery schedule, coordinate with vendors and trades early, and make sure the project enters the field able to move — not just able to mobilize. Utility gear, specialty equipment, and custom fabrication items are identified and managed before they become emergencies.

Change Management & Documentation
Grove General manages change with a structured, documented process. We track potential change orders, issue RFQs, maintain backup, and communicate cost and schedule impacts clearly — before they harden into disputes.
Our clients are not surprised by changes because we surface them, document them, and resolve them through a consistent process. The goal is never to eliminate change. It is to make sure change is identified early, priced fairly, and handled professionally.
Owner & Developer Early Engagement
The most valuable time to involve a contractor is before the design is complete. Grove General works with owners and developers during early planning phases — before permits, before construction, and sometimes before lease execution — to provide budgeting, delivery strategy, and feasibility input that improves decisions before commitments are made.
If you are evaluating a site, reviewing a lease, or trying to understand what a project will actually cost before you sign anything, that is exactly when we do our best work.

Repeatable Program & Rollout Execution
For clients with repeatable project types — national brands, regional operators, and multi-site commercial programs — Grove General offers a structured approach that turns lessons learned into speed, consistency, and cost control.
We manage repeatable project types with systems and tools that eliminate the one-off inefficiency that plagues most GC relationships. Each project builds on the last. Scope gets tighter, procurement gets faster, and execution gets more predictable with every location.
