Preconstruction & Scope Definition
This is where we create the most value. It is also where most contractors show up too late.
We use a cost-code and specification review process to find the full build requirement. Not just what the plans show. That means identifying missing scope, flagging design gaps, and working with the design team to close them before they become field problems.
We pressure-test drawings for coordination issues, constructability problems, and sequencing conflicts. We have enough design-build experience to know what looks fine on paper and creates problems in the field.
A project that goes through this process enters construction with cleaner scope, fewer exclusions, and a plan built on real conditions. Not assumptions.
Preconstruction services include: preliminary budgeting, conceptual estimating, constructability review, scope development, value analysis, early trade coordination, subcontractor scope alignment, and risk identification.
Ground-Up Commercial Construction
Grove General delivers ground-up commercial projects with the same preparation that defines our preconstruction work. Subcontractor coordination, schedule management, procurement sequencing, quality oversight, and closeout are all managed with clear accountability.
Our experience includes retail pads, restaurant buildings, medical office, and commercial standalone construction. We are well-suited for clients with repeatable project types who need a contractor that gets better with each location.

We define scope clearly, sequence trades intelligently, and keep the project moving. Occupancy dates have real business consequences. Delayed openings cost money. We manage around that reality.

Long-Lead Planning & Procurement
Schedule failures are almost always a procurement problem. Something was identified too late or not at all until the field was already waiting.
We track long-lead equipment and materials from the start of every project. We align procurement with the actual schedule, coordinate with vendors and trades early, and make sure the project is ready to run when it hits the field. Utility gear, specialty equipment, and fabricated items are on the radar before they become emergencies.
Change Management & Documentation
Change happens on every project. The question is whether it is managed or whether it manages you.
We track potential change orders, issue RFQs, maintain backup, and communicate cost and schedule impacts before they become disputes. Clients are not caught off guard because we surface issues, document them, and work through them with a consistent process.
Owner & Developer Early Engagement
The most valuable time to involve a contractor is before the design is finished. We work with owners and developers before permits, before construction, and sometimes before lease execution to provide real budget numbers, delivery input, and honest feasibility feedback.
